Step-by-Step Guides
How to Choose How You Receive Notices
Give the strata corporation an email address, or a mailing address outside the strata plan, for notices of meetings. Tenants an owner has assigned their vote to can do this too.
- Open the More menu and choose How you receive notices.
- Enter an email address or an address outside the strata plan, read the strata corporation’s statement with it filled in, tick I agree to this statement, and click Save.
- Click Withdraw to stop using an address. A notice already given to you still counts.
- Check Notices given to you to see how and when each recent or upcoming meeting’s notice was given.
How to If You Own More Than One Unit
One account holds every unit you own or live in at the building. Wherever something is about one unit, you choose which; with one unit nothing changes.
- Finances shows each unit's balance and the total. Click Pay now next to a unit to pay its fees. Pre-authorized debit, payment plans, deferrals, the annual summary and the account ledger each have a Unit choice at the top.
- When you submit a request, choose which unit it is about, or Not about one of my units for a common area or a general question.
- Guest passes, Packages, My Unit documents and unit insurance each have a Unit choice. An insurance reminder opens on the unit it is about.
- Your profile shows a card for each unit, with that unit's own actions. To add or end a unit, ask your building manager.

How to Verify Unit Insurance & Close Deductible Gap Coverage

/[building]/my-unit/insurance). - Review the current building master water deductible and see whether your unit has an active deductible coverage gap.
- Download the Broker Instruction Sheet to send directly to your insurance broker for customized policy riders.
- Upload your homeowner insurance policy declaration page or renewal certificate (PDF, PNG, JPG).
- The automated document scanner instantly extracts your insurer name, policy number, expiry date, and deductible assessment coverage.
- Review the extracted details and instant gap status verification.
- You can also tell eConcierge your policy details, for example "My insurance is with Intact, policy HO-55123, until January 1, 2028". It records them for your unit after you confirm. Upload the certificate here so it can be verified.

- Use Share under Broker instructions to send your broker the coverage your building requires.
Key Concepts & Building Policies
Strata Insurance Deductible Coverage
Under provincial strata law, if water damage originates within your unit and causes damage to common property, you may be held responsible for the strata corporation’s insurance deductible (which can reach $50,000 to $100,000). Owners should carry personal condo homeowner insurance that specifically covers deductible assessments.
Frequently Asked Questions & Troubleshooting
When will I get insurance reminders?
Pastrata notifies you when your policy has expired, expires within 30 days, or covers less than your building’s deductible — at most once a week per policy — and whenever your building’s management sends a reminder, including when no proof is on file yet. Tapping the notification opens your insurance page. Reminders are in the Compliance category of your notification preferences.
How do I change my mailing address if I move away?
Go to your Profile settings and update your mailing address. This ensures official AGM notices and legal correspondence reach you.
What happens if I delete my account while I'm my unit's primary contact?
Before you confirm, Pastrata asks for an alternative email or phone number. After deletion, your building's managers who manage members are sent those details so official notices can still reach you. The confirmation screen tells you whether each building has a manager set up to receive them. If one doesn't, contact your strata council or property manager directly.
